1 — Urban developments in scattered housing spaces must comply with the following urban parameters:
a) Floors above and below the threshold level are permitted, with the maximum number of floors above the threshold level and the maximum façade height being those dominant on the site and never exceeding 3, with a maximum façade height of 12.00 meters. Basements with open fronts may be permitted, provided that the provisions of Article 12.3 are complied with and that they are not likely to harm the aesthetics of the settlements, their proper integration into the urban environment, or the beauty of the landscape;
b) The maximum land use index is 60%;
c) The maximum land use index is 0.80;
d) The maximum soil waterproofing index is 70%.
2 — New buildings and extensions to existing buildings licensed to be built in
filled spaces are exempt from compliance with the indexes, number of floors and height of facades provided for in the
previous paragraph, and must meet the following conditions:
a) The correct relationship with neighboring buildings, namely, respecting the height of the facade
of the respective urban front and the adjoining one, the alignments and setbacks, the volumes, and the
shape that defines the silhouette of the buildings;
b) Without prejudice to the provisions of the previous paragraph, the establishment of alignments and setbacks that contribute to the enhancement of public space.
